When it comes to a pricing strategy I use my 6 shooter approach.
Price shopping is where I add up all valuations and I divide that number by 6. I take that average and go house shopping just like I was the next Buyer pre approved for that amount. I scope out what our competition looks like within that area/price point. Just like in fishing I'm looking for that next hungry Buyer by being the next best priced home at a strategic price point.
I use 5 Sold 5 Pending and 5 Active (If Available) from the Realtor Controlled MLS data to determine a price per sqft value from low to high with in a measurable sqft of the subject house and property.
